Updated: Mai 18, 2025 - The Construction Assistant Project Manager assists in the detailed review and analysis of construction plans, specifications and estimates, ensuring project objectives and performance standards are maintained within corporate policies. This role involves tracking materials and equipment, preparing RFIs, and disseminating updated information to field staff. The assistant also monitors construction activities alongside the onsite Foreman and General Superintendent and helps ensure projects remain on schedule and within budget while supporting risk management and financial oversight.

2. Construction Assistant Project Manager Accountabilities

  • Project Management: Assist the project team in the daily management, supervision, coordination, and completion of both ground-up and alteration-type construction projects to meet design, cost, schedule, and safety objectives.
  • Administrative Management: Manage and process all project administrative requirements including contact directories, drawings, submittals, and RFIs.
  • Quality Control: Attend field inspections for quality control and sign-off purposes.
  • Quality Assurance: Verify all work is installed in a high-quality manner.
  • Project Closeout: Manage punch lists and the closeout process.
  • Procurement Support: Provide support with reviewing trade buy-out procedures including bid list creation and scope leveling.
  • Financial Oversight: Review and approve subcontractor and vendor payment applications and miscellaneous invoices.
  • Change Management: Process change orders to include due diligence estimating and maintain budget updates.
  • Meeting Facilitation: Lead regularly scheduled project meetings.
  • Issue Tracking: Track and aggressively follow up on both design and construction open issues.
  • Task Management: Perform varied tasks as assigned across the spectrum of real estate.

  • Scope Development: Support the development of the project scope of work, construction estimates, and schedule.
  • Progress Tracking: Track, maintain, and report on project progress as it relates to cost, schedule, and quality.
  • Design Support: Support the development of architectural and engineering design documentation.
  • Technical Support: Provide support to installers of all mechanical, electrical, piping, and other facility systems as related to requirements of the construction documentation.
  • Financial Tracking: Use a financial data system (SAP) to track and report on project costs (can train someone on this system if needed).
  • Purchase Order Management: Create and track purchase order requests for project construction, equipment, materials, and services.
  • Delivery Coordination: Coordinate and track the delivery of purchased equipment and materials.
  • Safety Compliance: Ensure compliance with all safety requirements.
  • Meeting Support: Support construction and facility meetings.
  • Notification Coordination: Coordinate construction impairment notifications.
  • Project Definition: Defines project scope, goals, and deliverables that support business goals in collaboration with senior management.
  • Budget Management: Drafts and submits budget proposals and recommends subsequent budget changes when necessary.
  • Conflict Resolution: Identifies and resolves issues and conflicts within the project team.
  • Milestone Tracking: Tracks project milestones and deliverables.
  • Relationship Management: Builds, develops, and grows all business relationships vital to the success of the project and further the company.

  • Drawing Analysis: Reads and analyzes architectural drawings.
  • Estimation Support: Assists in estimating projects and prepares client bid submissions.
  • Submittal Management: Secures and processes required submittals for all work on the project.
  • HR Collaboration: Assists with administrative duties in collaboration with Human Resources to recruit, select, hire, and retain a qualified and skilled field workforce.
  • Plan Analysis: Detailed review and analysis of construction plans, specifications, and estimates.
  • Policy Maintenance: Maintain project objectives, policies, procedures, and performance standards within the boundaries of corporate policies.
  • Project Support: Assist the Senior Project Manager/Project Executive with the management and organization of the assigned projects.
  • Procurement Tracking: Daily activities include material and equipment tracking, procurement, and preparation of RFIs (Request For Information).
  • Information Distribution: Maintain current information distributed to field staff such as drawing updates, RFI implementation, and safety documents.
  • Submittal Review: Review and help with submittals, shop drawings, Operation and Maintenance manuals, as-built drawings, and test reports.
  • Construction Monitoring: Help monitor and direct construction activities in conjunction with the onsite foreman and general superintendent to ensure the project is being built on schedule and within budget.
  • Risk Reporting: Seek, track, and report any potential risks to the Senior Project Manager/Project Executive.
  • Risk Mitigation Support: Support leadership in mitigating risks to the project and implementing corrective measures within company guidelines.
  • Financial Management: Aid Senior Project Manager/Project Executive with managing financial aspects of contracts.
  • Billing Development: Develop a schedule of values, progress billing, rental equipment, and income/expenses.
